A local-first smart home for your landed home

Every storey, the gate and the cameras on one system that runs inside your house. Planned floor by floor, not box by box.

Home-A-Genius designs, installs and supports local-first smart homes for landed properties in Singapore, from terraces to multi-storey detached homes. Lighting, climate, curtains, gate, CCTV and video intercom run on one hub inside the house rather than on an overseas cloud server, with Zigbee gateways and Wi-Fi access points planned for every storey. Landed systems are quoted after a site visit.

What goes wrong with cloud-first setups in a landed home

  • One router, several storeys. A single router can't cover three floors and a roof terrace. Cloud devices on the far floors drop off first.
  • Too many devices for a consumer hub. A landed home can run into hundreds of devices. Consumer kits built for a flat start to struggle.
  • Cameras behind a subscription. Cloud CCTV often puts recording history and alerts behind a monthly plan, and footage leaves the house.
  • The gate, the door and the lights live in different apps. Letting someone in shouldn't mean switching between three.

What Home-A-Genius does differently

Gateways sized to the building

Each Zigbee gateway supports up to 25 devices, and one hub coordinates up to 8, roughly 200 devices. Larger homes link several hubs with the Local Hub Connector.

Every floor, same response

Automations run inside the house, so response on the top floor matches response beside the hub, and it all keeps working if the internet drops.

Security without a subscription

The hub acts as a mini NVR, storing footage from connected HikVision cameras for up to 30 days, on the hub, in your home.

Gate and intercom in the same app

Video intercom and gate control from the app or by voice, alongside lighting and climate.

Design and install details we plan for in a landed home

  • Multi-floor coverage. Several gateways from the outset, plus Omada access points across floors with a separate network for smart devices.
  • Staging. Landed projects are often staged across several visits and coordinated with your electrician and ID, as in our security-led landed project.
  • Power resilience. The hub's UPS battery keeps it running for up to an hour during a power cut, and automations resume on their own afterwards.
  • Outdoor and weather. Outdoor lighting, and blinds that respond to the weather, are planned with the rest of the house.

Automations that work well in a landed home

Moment What the house does Needs internet?
Rain Upper-floor blinds close themselves when it starts to rain. Depends on the weather source used
Arriving home Open the gate from the app and bring up the driveway and entrance lights. No, on the home network
Daytime Lighting follows the time of day across every floor. No
Night Presence-aware lighting on stairs and corridors. No
Away Check the cameras and the house from overseas. Yes, this part only

How landed pricing works

Landed homes with full integration across aircon, curtains, security and networking are quoted after a site visit, because the number of floors, gateways and access points drives the cost. Supreme Genius 2.0 (from S$5,200 incl. GST) is a common first phase that you can expand later. See what to budget for a smart home in Singapore.

Landed questions we get asked

How many Zigbee gateways does a landed home need?

It depends on the layout, and we work it out during design. Each gateway supports up to 25 devices and one hub coordinates up to 8 gateways, roughly 200 devices. Multi-storey homes are normally specified with several gateways from the start so every floor has even coverage.

Can we do it in phases?

Yes. Every system is modular. Many landed owners start with lighting, climate and networking, then add curtains, gate and cameras later on the same hub and app.

Do I need a subscription for CCTV recording?

No. The hub stores footage from connected HikVision cameras for up to 30 days inside your home network, with no cloud subscription.
