A local-first smart home for your HDB BTO
Plan it with your renovation, run it from a hub inside your flat, and never pay a subscription. Built and supported in Singapore for how BTO renovations actually happen.
Home-A-Genius designs, installs and supports local-first smart homes for HDB BTO flats in Singapore. Lights, switches, aircon, curtains, sensors and scenes run on a hub inside the flat rather than on an overseas cloud server, so they keep working when the internet drops. We plan the system with your interior designer and electrician before the ceilings close, and complete packages start from S$4,150 including GST, fully installed.
What goes wrong with cloud-first setups in a new BTO
- Nothing works until the internet does. Home internet is often one of the last things set up after key collection. Cloud-dependent switches and bulbs sit idle until it is, and stop again every time the router reboots.
- One app per brand. Buying a smart plug here and a Wi-Fi bulb there ends with four apps and no single scene that runs the whole flat.
- Wi-Fi that can't reach. Concrete walls and the household shelter's reinforced walls block signal, and dozens of Wi-Fi devices on one router is exactly when devices start dropping offline.
- Decided too late. Smart switches and sensors are easiest before the false ceiling and carpentry go in. Leave it until after the renovation and some options are gone, or cost more.
What Home-A-Genius does differently
A hub in your DB box
Rules, scenes and schedules live on the Home-A-Genius Hub inside your flat. The internet only matters for checking in from outside and for voice assistants.
Zigbee mesh, not Wi-Fi clutter
Switches, lights and sensors talk over a Zigbee 3.0 mesh, where each mains-powered device relays for its neighbours. Your Wi-Fi stays free for phones and TVs.
We talk to your ID and electrician
A room-by-room plan your electrician can work from, agreed before the ceilings close, so you're not relaying messages between trades.
One app for the whole flat
Lighting, aircon, curtains and sensors on one app and one live floor plan of your own layout, including compatible devices you already own.
Design and install details we plan for in a BTO
- Timing. We aim to lock the plan while your ID is finalising the electrical layout, then install in typically one to three days.
- Switch points. We size the switch count to your actual floor plan at the consultation, so you don't pay for points you don't have.
- Aircon. Daikin iSmile and Mitsubishi Electric units integrate deeply; other models run through a local infrared blaster. None of it needs the internet.
- Main door. HDB main doors are fire-rated, which limits which smart locks you can fit. Our HDB smart lock guide covers the rules.
- Network. Access point positions and cabling are agreed with your ID before ceilings close, with a separate network for smart devices.
Automations that work well in a BTO
| Moment | What the flat does | Needs internet? |
|---|---|---|
| Leaving for work | One tap by the door turns off every light and the aircon. | No |
| Evening | Lighting shifts to warm white after dark on a schedule, so the flat winds down on its own. | No |
| Night toilet trip | Motion sensors bring the corridor and toilet lights up dimly, then off again. | No |
| Bedtime | A single scene sets the bedroom aircon, closes the curtains and turns off common areas. | No |
| Checking in from the office | See which rooms are on and switch them off remotely. | Yes, this part only |

BTO questions we get asked
When should I bring in a smart home installer for my BTO?
Ideally while your interior designer is still finalising the electrical plan, before the false ceiling and carpentry go in. That is when switch positions, gateway placement and network cabling are cheapest to get right. We can join a call with your ID the same week.
Does a smart home in a BTO need hacking or rewiring?
Usually not. Most of our installs are HDB and the vast majority need no hacking or rewiring. Where a wall box has no neutral wire, we use wireless switches that bind to the circuit instead.
Will it work before my home internet is set up?
Yes. The switches, lights, sensors, scenes and schedules run on the hub inside your flat. Remote access and voice assistants need the internet; the flat itself does not.
Collecting keys soon? Plan it before the ceilings close.
Around 45 minutes at our Experience Centre in Tampines North. Bring your floor plan and leave with an indicative range for your flat.
