Setting Up a Smart Home in Your New BTO: What Most Guides Won't Tell You

YouTube makes it look like a weekend project. The truth is, the difference between a smart home that delights and one that frustrates comes down to dozens of decisions that only surface after you have committed.
Why BTO is the best time to go smart
Most homeowners discover smart home technology after their renovation is complete. They then face limitations: no neutral wires behind switches, no network cabling to the right rooms, and no easy way to conceal sensors or hubs.
A BTO changes everything. Because you are starting from scratch, every decision — from where your electrical points go to how your false ceiling is built — can account for smart home infrastructure. The result is a cleaner installation, lower cost, and a system that feels built in rather than bolted on.
But that blank canvas is also where things go wrong. Your electrician does not know smart home requirements. Your interior designer is focused on aesthetics, not signal topology. And the tutorials online assume a level of integration planning that simply does not exist in a typical Singapore renovation.
This guide covers what needs to happen at each stage, and where the complexity lives that most guides skip over.

Step 1: Start during the electrical phase, not after
The single most critical window is the electrical first fix, typically two to three weeks into your renovation. Miss it, and your options narrow permanently.
Here is what needs to happen during this phase:
- Neutral wires at switch locations. Needed for most smart switches. Your electrician pulls these during first fix at negligible extra cost. After the walls are plastered, adding neutral wires means hacking.
- Data cabling to the distribution board. Lets the hub and gateway connect by ethernet for maximum reliability. Wi-Fi-dependent hubs introduce latency and a single point of failure.
- A dedicated run from the router to the DB. Ensures the hub talks to your network without depending on Wi-Fi.
- Live and neutral at ceiling sensor positions. Presence sensors need power independent of the light circuit. One extra wire run during first fix solves this permanently.
- Power point placement. For concealed hubs, gateways and networking equipment inside the DB or bomb shelter.
These requirements change based on your floor plan, switch choice, sensor strategy, aircon brand and curtain plans. A professional integrator specifies all of it from your ID drawings before wiring starts. Doing it yourself means guessing, and guesses become permanent once the cement dries.
Step 2: Tell your interior designer these five things
Interior designers design beautiful spaces. They do not design network topologies. This is the coordination gap that causes the most expensive rework:

- "I need a data cable from the living room to the DB." This is what powers the hub. One cable, run during electrical first fix.
- "Please do not install switches for these areas yet." Your smart home provider supplies the switches. If your ID installs their own first, you pay twice and waste materials.
- "I would like a 13A socket inside the DB or storeroom." The hub and gateway need power. One socket in the DB area is enough.
- "Leave these ceiling and wall points accessible for sensors." Presence sensors need specific mounting angles to avoid false triggers from ceiling fans, curtains or pets. That means understanding the room airflow and furniture layout, not just putting it in the middle.
Step 3: Decide what you want now and what can wait
A smart home is modular. You do not need everything on day one. Here is how most BTO homeowners phase it.
Start with
- Smart switches. Control every light from the app, by voice, or through automation. The foundation of every system.
- Hub and Zigbee gateway. The brain that stores all logic locally and runs automation without cloud dependency.
- Networking. Router and access points, with a separate network for smart devices and proper coverage across the unit. See networking.
- Infrared control for aircon. On, off and temperature for any brand, working locally without internet.
Add when ready
- Presence sensors. Lights that come on when you enter and off when you leave.
- Motorised curtains and blinds. Automated by time, sunlight or scene. Zigbee motors allow precise positioning anywhere from 0 to 100%.
- Deep aircon integration. Full control of temperature, fan speed, swing and dry mode, with the unit reporting its real state back.
- Smart TV integration. Direct connection to Android TV, Samsung, LG or Hisense.
- CCTV and video doorbell. Recording to a network video recorder in your own home.
- AI voice control. Natural language commands, time-based triggers and troubleshooting.
Step 4: What does not need hacking
BTO homeowners often worry that smart home means drilling and visible trunking. In practice most of the installation is non-invasive. Switches replace existing faceplates in the same back boxes. Sensors mount to the ceiling on existing points. The hub and gateway sit inside the DB or storeroom. If your electrical phase was planned correctly, installation day itself involves no hacking at all.
Step 5: Budget guidance for BTO homeowners

The complexity behind "simple" automations
This is where most guides stop, and where reality begins.
Online, "turn on the lights when I enter" looks like a two-minute setup. In a real home, making that work reliably involves:
- Choosing between motion, presence or dual-technology sensors based on the characteristics of the room
- Configuring detection zones so pets, curtains and ceiling fan movement do not trigger them
- Setting timeouts that balance convenience against waste
- Layering occupancy logic so the lights do not go off while you are sitting still
- Coordinating with other automations, so a goodnight scene overrides occupancy in bedrooms
- Keeping the Zigbee mesh reliable, which means repeater placement and working around interference from metal structures
Multiply that by every room, every device and every scene. A 4-room BTO with switches, sensors and aircon control typically involves 60 to 100 configuration decisions that interact with each other. Change one and three others may need adjusting.

Home Assistant versus professional integration, honestly

What works well: individual device control, basic automations, dashboard customisation, and community plugins for niche devices.
Where it tends to break down in practice:
- Reliability over time. Updates break integrations, coordinators lose pairing, configurations drift. Most families do not want a system that needs a resident engineer.
- Multi-user access. In a household of four, everyone needs it to just work without understanding the backend.
- Electrical integration. It does not handle your wiring, switch installation, network architecture or sensor placement. You still need professional electrical work.
- Accountability. When something stops at 2am, there is no number to call.
- Deep aircon integration. Community-maintained plugins work until they do not.

Will the smart home still work during a power outage?
The hub includes a battery backup that keeps it running for around an hour. When power returns everything resumes automatically, with no reconfiguration.
Do I need to buy a specific aircon brand?
No. Any brand can be controlled by infrared blaster for on, off and temperature. For full deep integration with two-way feedback, Daikin iSmile and compatible Mitsubishi Electric inverter units are supported.
Can several family members control the smart home?
Yes. Because the hub runs on your own network, any device on your Wi-Fi can reach it. No logging in and out, and several people can use it at once.
What if I want to add devices after moving in?

Does it work with Google Home or Apple HomeKit?
